Rental Rules and Policies
- Minimum Stay Requirement: A two-night minimum stay is required at Bella Luna Log Cabin (Bella Luna). If requesting a Thursday/Friday, Friday/Saturday or Saturday/Sunday weekend stay, both nights will be charged at the weekend rate. A three-night minimum stay is required for most holiday weekends. Occasionally, we may be able to accommodate a single night stay at the prevailing seasonal weekend rate plus a seventy-five dollar ($75) cleaning charge, please contact us via phone or email to confirm availability.
- Holidays: All Holidays are charged at the peak season weekend rate. A three-night minimum stay is required for holiday weekends (Thursday/Friday/Saturday or Friday/Saturday/Sunday). The night prior to the following holidays is subject to peak weekend rates: New Years Day, Valentine’s Day, Memorial Day, Fourth of July, Labor Day, Thanksgiving, and Christmas. Fall is the most popular season in the Hocking Hills. During the month of October the rates in the reservation system reflect an additional twenty dollars ($20) per night. Peak Season rates apply December 22nd to January 1st.
- Minimum Age: You must be 25 years of age or accompanied by an adult parent in order to rent/use Bella Luna.
- Rates: Rates that appear in reservation system at time of booking may not reflect discounts or additional charges based on occupancy, holiday and weekend policies.
- Occupancy: Rates are based on two-person occupancy. There is no additional charge for children ages six (6) and younger. Any additional guests will be charged twenty-five dollars ($25) each per night. Bella Luna provides comfortable accommodations for a maximum of six (6) adults or a family of six (6). Non-paying visitors and/or unregistered guests are not permitted at any time during your stay. A five-hundred dollar ($500) fine will be charged to your credit card for non-paying visitors and/or unregistered guests present during your stay. Bella Luna was created to provide our guests with a peaceful and relaxing environment. Bella Luna is designed for responsible families and couples, not for large parties. If you are looking for a place to party with friends, you need to look elsewhere! Excessive noise levels or any property damage will be prosecuted to the fullest extent of the law!
- Payment/Fees: Full Payment, for your stay, is required at the time of reservation. We accept Visa, MasterCard & Discover. Reservations are to be made via the online reservation system. Fees to repair property damage or excessive cleaning costs as a result of your stay will be billed to your credit card.
- Cancellation: A seventy-five dollar ($75) fee will be charged for any and all cancellations. Reservations cancelled thirty (30) days or more in advance of stay will receive a full refund minus the seventy-five dollar ($75) cancellation fee. Reservations cancelled less than thirty (30) days, but fourteen (14) days or more prior to stay will receive a fifty percent (50%) refund less the seventy-five dollar ($75) cancellation fee. Reservations cancelled less than fourteen (14) days prior to stay will not be refunded. If we can rebook your dates you will receive a full refund minus the seventy-five dollar ($75) cancellation fee. Refunds and/or credits will not be provided to guests that cancel their reservation, in anticipation of forecasted severe weather. Purchasing a travel insurance policy provides guests with some monetary protection for these events. Guests are encouraged to consider purchasing travel insurance to protect themselves from these events. - Check-in: Guest check-in is 4:00 PM or later on the date of arrival. Early check-in may be possible. Please contact us via phone or email to confirm availability.
- Check-out: Check-out is no later than 11:00 AM, no exceptions. Before departing, we request that you wash the dishes/run the dishwasher, and clean up after yourselves, both inside and outside of our home. (See "Cleaning and Damages") Place all garbage in the outdoor trash bins located at the end of our driveway and ensure that the trash bin lids are closed. Do not leave any food in the refrigerator. When checking out of Bella Luna, please follow the instructions on the information sheet regarding the key. There is a twenty-five dollar ($25) charge for lost keys. We cannot accommodate late check-outs as we need to get Bella Luna ready for our next guests.
- Early Departure - Refunds and/or credits will not be provided to guests that choose to check-out before their scheduled departure date. There are a number of factors (sudden illness, snow/ice emergencies, etc.) that might result in a guest having to cancel and/or cut short their trip at the last minute. Purchasing a travel insurance policy provides guests with some monetary protection for these events. Guests are encouraged to consider purchasing travel insurance to protect themselves from these events. Every major travel insurance provider in the USA is represented on this website.
- Cleaning and Damages: Bella Luna is a high quality luxury log home, not your typical "log cabin," "bunk house" or "rustic camping cabin." We expect that our guests will respect the inside, outside and surrounding property during their stay. We provide our guests with an exceptionally clean home at check-in. Guests are expected to maintain a reasonable level of cleanliness during their stay. A hand vacuum, brooms, dust pan/brush, kitchen hand towels, trash bags, dish soap and dishwasher detergent are provided for our guests' use. Door mats are located both inside and outside of all entry doors. Please clean off any mud and dirt from your footwear when entering Bella Luna. During the winter months, guests are requested to use the provided boot trays to contain the melting snow and ice from their footwear. It is recommended that Food/Drink be enjoyed inside our home in the kitchen or at the dining table or on the covered deck dining or pub table. Guests are expected to clean up any spills immediately to avoid damage to the floors or furniture. Failure to maintain the cleanliness of Bella Luna may result in additional charges to your credit card for excessive cleaning required as a result of your stay. Do not disconnect, alter, or add any electronic appliances to TV system. Do not attempt to rearrange gas logs, tamper with controls, or access the secured fireplace area. If you remove items from, or cause damage to our home, furnishings or property, your credit card will be charged for the replacement and/or repairs required. Do not move or rearrange any of our furniture or decor. We reserve the right to charge your credit card for any damages, removed property and/or excessive cleaning required as a result of your stay. The minumum charges for exessive cleaning, damages and removed property will be seventy-five dollars ($75), fifty dollars ($50) and fifty dollars ($50), respectively. If you notice any problems upon checking in, please let us know immediately to avoid any damages being charged to your credit card.
- Amenities: Occasionally appliances, hot tubs, fireplaces, barbeques, well pumps, etc. may malfunction. We will service and restore these amenities as quickly as possible, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other “Acts of God or Nature” that are outside of our control will not result in a refund of any monies paid. As a result of cleaning and servicing, hot tubs are sometimes not up to full temperature at the time of check-in and may need several hours to heat. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency. Failure to do so may result in damage or excessive cleaning charges.
- Daily Maid Service: While linens and bath towels are provided for your stay, we do not provide daily maid service.
- Smoking: Smoking is prohibited inside Bella Luna; on any of the porches, decks or balcony; or in the hot tub. Do not dispose of cigarette butts anywhere on the property! A minimum cleaning/environmental charge of five hundred dollars ($500) will be charged for any smoking in the structure (part of this clean-up includes but is not limited to cleaning all windows, window treatments, walls, carpet, running special filter devices, etc.).
- No Pets: At no time are Pets allowed inside Bella Luna or on the grounds. A minimum cleaning/environmental charge of five hundred dollars ($500) will be charged for any guest violating this rule (part of this clean-up includes but is not limited to cleaning and disinfecting all surfaces, upholstery, bedding and linens to remove pet hair, dander and any pet stains).
- Hunting/Firearms: Absolutely no hunting of any kind is permitted anywhere on the property. No Firearms are permitted to be discharged anywhere on the property, including paint balls and air guns.
- ATV's/dirt bikes/Horse Trailers: Absolutely no all terrain vehicles (ATV), four-wheelers, dirt bikes or other recreational vehicles are to be used on the property at any time. Motorcycles used as a mode of transportation to/from the unit may be used and/or parked on the designated driveway and parking areas. No Horse trailers of any sort are allowed on the property at any time. Guests will be responsible for repair costs for any damage caused by any unauthorized vehicles (ATV, dirt bikes, or horse trailers, etc.)
- Parking: Vehicles are to be parked in designated parking areas only.
- Fireworks: Absolutely no fireworks/firecrackers of any kind permitted to be used anywhere, anytime on the property. No Candles, Fireplaces, Grills, or Stoves should ever be left unattended by our guests. The Grill will not be moved from its current location.
- All Minor Children: Will not be left unattended at any time. We reserve the right to charge your credit card for any damages, removed property and/or excessive cleaning required as a result of your stay. (See "Cleaning and Damages")
- Water and septic: Bella Luna has well and septic systems. The septic system is very effective; however, it will clog up if improper materials are flushed. DO NOT FLUSH anything other than toilet paper. No feminine products or contraceptives (e.g. condoms) should be flushed at anytime. If it is found that items, other than biological waste and toilet paper, have been flushed and clogs the septic system, you will be charged the costs to repair and return the septic system to its normal operating condition.
- Hot Tub: The Hot Tub is to be used at your own risk. Guests agree to adhere to all of the terms and conditions as stated in our Hot Tub Rules and Policies, incorporated herein by reference. If for any reason the hot tub has to be drained and refilled due to guests’ negligence and/or improper use thereof, an additional charge of three hundred dollars ($300) will apply. Guests will be charged for any damages to the hot tub during their stay. (See "Cleaning and Damages")
- Pool Table: MASSE SHOTS ARE NOT PERMITTED! This shot is very abusive to the cloth covering of the pool table and often results in the cloth being damaged or torn.The costs to repair any damages to the pool table as a result of guests' negligence and/or improper use thereof will be charged to the guest. The minimum charge for repairs will be three hundred dollars ($300).
- Foosball Table: The costs to repair any damages to the foosball table as a result of guests’ negligence and/or improper use thereof will be charged to the guest. The minimum charge for repairs will be three hundred dollars ($300).
- Driving Conditions: Hocking County is a very rural county with curvy and hilly roads which requires cautious driving. The roads leading to Bella Luna are paved and narrow. They are maintained by the township. There is a long curving gravel driveway from the street to our home. During the winter months, please remember that the roads and/or driving conditions may be slippery. During these times, a four-wheel drive vehicle is highly recommended and may be required to reach Bella Luna during inclement weather or any significant snowfall. Drive at your own risk. See Cancellation and Early Departure Policies above for cancellations and early departures in anticipation of forecasted severe winter weather.
- While in the Hocking Hills Area: Please remember that you are in the forest and most likely will encounter various woodland animals such as deer, wild turkey, raccoons, squirrels as well as, a wide variety of birds and insects. Please do not feed or approach wildlife. Do not leave food out at night, as you may end up with an uninvited guest. Bella Luna is professionally exterminated, however that does not make it bug proof.
- Telephone Usage: The use of our phone, for local and domestic long distance calls, is permitted as you may or may not have cell phone service in the area.
- Ice Chests & Coolers: The storage of ice chests and coolers within the building is strictly prohibited! All ice chests and coolers should be stored on the exterior decks of the building. Guests will be responsible for all damages to floors, furniture, cabinets, counter-tops, walls, etc. resulting from liquids that leak from ice chests and coolers stored within the building. Do not drag ice chests and coolers across the floors when transporting them to the exterior decks. (See "Cleaning and Damages)
- Limitation on use of Facilities - Fire Pit Rules: Fires are only allowed in the designated fire pit area. BONFIRES ARE PROHIBITED ANYWHERE ON OUR PROPERTY! Firewood should only be purchased locally due to the threat of transporting into the area, Emerald Ash Borer, an exotic insect pest that threatens Ohio’s nineteen (19) million acres of forest. Make sure to douse your campfire completely before leaving the property or going to bed. Do not leave the fire unattended at any time. A responsible adult must be present at all times while a fire is burning.
- Disposal of Trash: The Guest(s) shall dispose of all waste material generated during their stay in a lawful manner. All trash is to be placed in the outdoor bins located at the end of our driveway. Guests are cautioned not to leave trash outside for long periods of time, unless placed in the provided covered trash bins, as it will attract animals. (See “Check-out”). Please ensure that the trash bin lids are closed at all times.
- Written Exceptions: Any exceptions to the above mentioned policies must be approved in writing in advance by the owners of Bella Luna.
- Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
- Inspection: The owners of Bella Luna reserve the right to inspect the property at anytime. Guest found to be in violation of these rules and policies and/or our Hot Tub Rules and Policies, may be subject to additional fees; including but not limited to: damages, cleaning and unauthorized guests. Guests found in violation may also be required to depart from Bella Luna prior to their scheduled departure date and forfeit the remainder of any advance payment, deposit and/or rental money.
- Liability: Guests agree to assume all responsibility for any injury or damage that may occur during their stay either on the land, porches, decks and balcony; inside Bella Luna; or while using the hot tub (please refer to Hot Tub Rules and Policies). Caution should be exercised when hiking the property; as well as on all stairs, porches, decks, balcony and the loft areas. The guests will not hold the owners responsible for any injury or damage sustained while using Bella Luna or the land. The owners are not responsible for the loss of personal belongings or valuables of the guest(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
Hot Tub Rules and Policies
For your safety and protection, please read these rules and precautions prior to using the hot tub.
- When using the hot tub, basic safety precautions should always be observed including the following:
- As a result of cleaning and servicing, hot tubs are sometimes not up to full temperature at the time of check in and may need several hours to heat. Please do not adjust the temperature of the water in the hot tub. The Maximum safe operating water temperature for a hot tub is 104 degrees Fahrenheit. You may adjust the jets and lights as desired.
- Do not use, or allow the hot tub to be used, alone. Do not permit children under the age of eighteen (18) to use the hot tub unless they are closely supervised at all times. Unsupervised use by children is strictly prohibited. In no case should children under the age of eight (8) be permitted in the hot tub. Never leave children unattended in the vicinity of the hot tub.
- Pregnant women and individuals under medical care (for such problems as heart disease, diabetes, high blood pressure, skin sensitivities, cardiac or circulatory problems) should consult their physician prior to using the hot tub. Never use the hot tub when taking anticoagulants, antihistamines, vasoconstrictors, vasodilators, stimulants, narcotics or tranquilizers. In all cases, if you are not thoroughly familiar with the medication(s) that you are taking, please consult with your physician prior to using the hot tub.
- Guest(s) with skin, ear, genital or other body infections, skin sores, or open wounds are not allowed to use the hot tub due to the possibility of spreading infection.
- It is recommended that guest(s) shower before and after using the hot tub. Showering before use removes any lotions, deodorants, creams and/or common skin bacteria which reduce the effectiveness of the sanitizing chemicals used to disinfect the hot tub water. The hot tub is professionally cleaned and maintained; please do not add any chemicals.
- Long hair should be restrained in a bathing cap or other restraining device. Never allow long hair to float in the hot tub. Suction through the drains and skimmers can be powerful. It is recommended that no jewelry is worn in the hot tub due to the chemicals used. The chemicals in hot tubs can also affect color-treated hair and damage swimsuits.
- Always use caution when entering and exiting the hot tub. Surrounding patio/deck may be slippery and dangerous when wet.
- Soaking for too long at high water temperatures can elevate body temperature and the temperature of internal organs beyond safe limits. Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the hot tub immediately.
- Alcoholic beverages should not be consumed before or during hot tub use. The temperature of the water may intensify the effects of alcohol and cause drowsiness, dizziness and/or unconsciousness.
- Never use glass near or in the hot tub as broken glass can be a risk to a guest(s) which are barefoot and is very difficult to see within the hot tub.
- Never walk, climb, play or jump on the cover of the hot tub. Never swim or play under the cover when it is installed on the hot tub. Also, do not rely on the cover as a way of keeping children out of the hot tub. Children must be supervised when they are in or around the hot tub. No diving or jumping into the hot tub.
- Do not add anything to the water including foaming bubbles, chemicals, soaps, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed.
- Absolutely no candles (floating or any type) are allowed on or in the hot tub.
- Absolutely no shoes are to be worn in the hot tub.
- Absolutely no electrical appliances should be used in or near the hot tub.
- When the hot tub is not in use, the cover must be reinstalled in the proper position and secured, especially if there are any children in the vicinity. Hot tub covers are easily damaged. Guest(s) agree(s) to inspect the hot tub cover for any damage upon arrival and report any problems to the owners immediately.
- Please do not turn off or unplug the hot tub. This can interfere with maintaining the cleanliness and temperature of the unit.
- Guest(s) agrees to leave the hot tub in the same condition it was received. If cleaning and/or repairs are required due to negligence or abuse, guest(s) will be required to pay for the cleaning and/or repairs.
- Guest(s) understands there will be no reduction in rental fees if the hot tub is unused or unavailable during the term of Lessee's rental period.
- The owners of Bella Luna accept no responsibility for the use of this hot tub by any guest(s).
