Smoking: There is to be no smoking in the Premises. Additionally, debris from smoking, chewing or other use of tobacco products within the gates and parking area directly in front of the gate to the Premises is to be disposed of properly. Tenant’s breach of this provision shall be considered material, and shall result in the termination of tenancy and an additional charge of $1,000 for allergy cleaning and fumigation or grounds cleaning.
Water/Electricity: Water and electricity are precious and expensive commodities. Keep windows and doors closed while air conditioner is running. Always turn off air conditioner in un-used bedrooms and keep doors closed.
Cancellation Policy
Payment Due / Cancellation Procedure: Tenant shall pay the Initial Payment to Agent/Owner along with signed Lease Agreement, or the reservation will be automatically canceled without notice. Tenant shall pay to Agent/Owner the Final Payment on or before thirty (30) days prior to the Arrival Date.
If the Final Payment is not received by Agent/Owner on or before thirty (30) days prior to the Arrival Date, this Agreement is subject to cancellation. Tenant’s cancellation or material breach of any provision of this Agreement, including but not limited to failure to pay the final balance due, will allow Agent/Owner to attempt to re-rent the property for the Term. Tenant’s right to receive a refund of the Initial Payment Due will be determined by whether Agent/Owner was able to re-rent Premises.
If Agent/Owner is successful in re-renting premises by the terms set forth herein, Tenant shall receive a full refund of all payments made by Tenant (less a cancellation fee of $100.00). In such an event, Agent/Owner may, in its sole and absolute discretion, reduce the lease amount offered without notice. In this case, the guest canceling their reservation is financially responsible for this reduction and their refund will be reduced by the affect of such reduction. If the Premises is not re-rented, Agent/Owner shall seek an amount sufficient to defray the actual damages suffered (Agent/Owner may, in its sole and absolute discretion, pursue to the fullest extent of the law the original balance owed) as a result of the cancellation or material breach.
Whether or not the Premises are re-rented, Tenant, rather than the Agent/Owner, shall be responsible for seeking reimbursement of any fees paid by Tenant to Agent/Owner for goods, services, or benefits procured by Agent/Owner from third parties for the benefit of Tenant that may have been paid out prior to Tenant’s cancellation.

Mar 28, 2017 We enjoyed our stay at your home. Had everything that we needed. The hidden beach across the street with great swimming and snorkeling. While my husband and I were snorkeling we seen all the beautiful colored fish, an octopus, eel and found a conch shell wth crab living in it. We really enjoyed this! The view was beautiful and enjoyed our mornings sitting on the front patio and then later watching sun go down. Thank you for the use of your home and hope to return. Vicki and Jim
